Privacy policy

What you give us. When you send a message through the contact form we store what you type: your name, email address, phone number if you add it, a preferred time, your message, and anything you tell us about your search (timeframe, price range, the lifestyles and places you had saved). If you ask for your saved homes by email, we store the address you give and the homes you chose.

What your browser sends. Every page view is recorded with the time, the page address, the listing shown if any, your IP address, your browser's user-agent string, and a random session id stored in a first-party cookie. This log is a condition of displaying MLS listings and is kept for that purpose. It contains no name or email unless you later send one through the form, in which case the two share the session id so we can see which homes a message refers to.

What stays on your device. Saved homes, saved selections and your "traveling from" city are kept in your browser's local storage. They never leave your device unless you choose "Email me what I've saved".

Analytics. We use Google Analytics 4 to understand how the site is used: pages viewed, searches made, which lifestyles and places are popular. Google sets its own cookies for this; its handling of that data is described in Google's privacy policy.

• To answer you. Messages go to us by email, and we reply to the address you gave.
• To meet the display rules of the Coastal Carolinas Association of REALTORS® MLS, which require a record of listing views.
• To keep the site working and to understand which parts of it are useful.
• To send occasional email about homes, communities and the Grand Strand, only if you ticked the box that says: "Yes, you may email me occasionally about homes, communities and the Grand Strand. I can unsubscribe at any time." The box is unticked by default. We record when you ticked it and which wording you saw.

We do not sell or rent your information, and we do not share it with anyone except the service providers below and, where you have asked to reach a listing's agent, that agent.

• Cloudflare hosts the site and the server-side code.
• Supabase stores the database (messages, the listing-view log, saved-home requests).
• Zoho ZeptoMail delivers the emails the site sends.
• Google provides analytics and the map links you can open from a listing or place.

Listing data comes from the Coastal Carolinas MLS; place data is © OpenStreetMap contributors. Neither receives anything about you from us.

One first-party cookie, limb_sid, holds the random session id described above. It carries no personal information and lasts up to 400 days. Google Analytics sets its own cookies. The site works without cookies; the listing-view log still records the page view with a new id each time.

Messages and saved-home requests are kept while we are working with you and for a reasonable period afterwards. The listing-view log is kept for as long as the MLS requires. Marketing emails stop as soon as you unsubscribe, using the link in any email or by asking.

You can ask to see, correct or delete what we hold about you, or withdraw marketing consent, at any time. To do so, use the contact form or call (843) 855-2151. We will answer within 30 days.

This site is not directed at children under 16 and we do not knowingly collect their information.

If this policy changes we will update the date at the top. Changes that affect how we use information you have already given us will be explained there.
