Your Agent
I don't just send listings.
You can pull listings yourself, at midnight, from a hotel in another state. What you cannot pull is which of two nearly identical houses is on the side of the causeway that floods, which club has a four-year wait, and which builder's 2021 work is already showing. That is the part I do.
Most of my clients are finishing one chapter and choosing the next one deliberately. They have bought and sold enough property to know the difference between a salesperson and a counselor. I work with a small number of them at a time, on purpose. Most buy between $600,000 and $2 million.
Holly Turner · INNOVATE Real EstateWhere it begins
A conversation, not a showing.
The first meeting has nothing to do with houses. We talk about the life you are picturing, how often family comes, whether you want neighbors or quiet, and what you are unwilling to compromise. Everything after that is narrower and faster because of it.

The approach
Four things I do that most agents skip.
01
I learn the life before the criteria
Bedroom counts are the last thing we discuss. We'll start with how you actually spend a Tuesday, who visits and how often, and what you want to be ten minutes from. The search list that comes out of that conversation is usually shorter — and right.
02
I tell you what is wrong with the house
Flood zone, insurance history, HOA litigation, the assessment coming in two years, the builder with a reputation. You will hear all of it from me before you hear it from an inspector, and sometimes before it becomes public.
03
I represent you, not a brokerage's inventory
As an independent agent, nothing I show you carries a house preference. If the right property is a quiet listing in Pawleys that nobody has marketed well, we go there. If the right answer is to wait a season, I will say so.
04
I stay after closing
Contractors, dock permits, the right insurance broker, a doctor taking new patients, who to call about the irrigation. Relocating is a two-year project. The closing is somewhere near the beginning of it.
If you are selling
What I owe your listing.
A home in this price band is not sold by a sign and a lockbox. It is sold to one particular buyer, usually from out of state, who has to be convinced of a life before they are convinced of a house. Here is what that takes.
- Pricing with evidence
- A written position backed by comparable closings, current competition, and days-on-market patterns for your specific stretch of coast — not a number chosen to win the listing appointment.
- Preparation before photography
- Staging consultation, contractor coordination, and a punch list handled before a single image is taken. Nothing goes live half-ready.
- Photography, film, and aerial
- Architectural photography, twilight exteriors, drone work where the setting earns it, and a floor plan. Second-home buyers commit from six hundred miles away or they do not commit.
- Placement where your buyer looks
- Coastal Carolinas MLS and every major syndication, plus targeted placement in the Northeast and Midwest markets that account for most out-of-state purchases.
- Direct, weekly reporting
- Showing feedback, traffic, and my honest read on the current market — every week, whether or not the news is good.
- Discretion when you want it
- Off-market and pre-market exposure to a private buyer list when privacy matters more than volume. Some of my best sales were never publicly listed.
Meet Holly Turner
Real Estate. Lifestyle. A Love for Coastal Living.
For Holly Turner, real estate has always been about more than buying and selling homes. It’s about people, relationships, and helping others discover a place where they can truly love living.
Originally from Canada, Holly grew up with real estate in her blood. Her father was a successful Realtor, giving her an early appreciation for the industry and the lasting relationships built along the way. But her own professional journey took a different path before eventually bringing her back to those roots.
At just 24, Holly moved to the United States as a Registered Nurse, building a career in high-pressure medical environments, primarily in cardiac intensive care and as a member of an emergency response team at a Level I trauma center. Those years shaped the qualities she brings to real estate today: compassion, attention to detail, strong communication, and the ability to remain calm and focused when it matters most.
After transitioning into medical sales, Holly discovered that her true passion was real estate. It offered the perfect opportunity to combine her love of people, business, beautiful homes, and the flexibility to be present for her growing family.
Today, Holly is proud to call the Myrtle Beach area home and even prouder to help others experience everything this incredible coastal community has to offer. Whether working with buyers searching for their dream home, sellers preparing for their next chapter, or investors recognizing the opportunities along the Grand Strand, Holly brings a personal approach, a sharp eye for value, and a genuine commitment to her clients.
But there’s much more to Holly than real estate.
She and her husband, Brad, a Certified Registered Nurse Anesthetist, have built a life centered around family, friendship, and making memories. They are proud parents to a son attending the University of South Carolina and a daughter who is a high school student-athlete. Their household is rounded out by two very spoiled dogs who are convinced they’re in charge.
When she’s not showing homes or negotiating contracts, you’ll likely find Holly traveling, enjoying great food, spending time with friends who have become family, or simply soaking up the coastal lifestyle she loves.
It’s that appreciation for living well that inspired LiveInMyrtleBeach.com — a destination designed to showcase not just the real estate, but the lifestyle, hidden gems, communities, and experiences that make this area such a remarkable place to call home.
Because finding the right home is only part of the story. Loving where you live is everything.
